New not-owner-occupied permits are NOT issued in AR2A, R, RS or RM zoning — only in ~29 mixed-use/office/commercial/downtown districts. Max 4 sleeping rooms; occupancy 2×rooms+4, capped at 12; single guest party; 24-hour minimum, 30-day maximum stay. Do NOT list before the permit issues.

RateMetro local occupancy tax 7% + $2.50 per night (7% effective Jul 1 2023, BL2022-1529) filed on a separate STR occupancy return due the 20th monthly. Sales tax 9.75% total = 7% state + 2.75% Davidson County (local rose from 2.25% on Feb 1 2025). When booked through a marketplace (Airbnb/Vrbo) the platform collects and remits; booked direct, you remit. Business tax applies to stays under 180 days. Nashville has NO ordinance obligating platforms to delist unpermitted units (unlike Austin) — do NOT tell an operator their listing must be removed by the platform. Metro enforces directly instead, and does so proactively: it contracted Granicus (Host Compliance) for short-term rental monitoring on a 10-year term (Ord. BL2022-1474, approved Nov 2 2022), and funds dedicated STR Inspector positions (BL2022-1253, BL2025-838). Complaints route through hubNashville / 311 (615-862-5000), where state law requires notice that false complaints against an STR provider are punishable as perjury.
