Short-Term Residential Rental business license (owner-occupied ONLY — the homeowner must reside on site during the guests' entire stay, so absentee/investment/whole-home rentals are not eligible · no more than three bedrooms at the property, including the owner's · must be at least 660 ft from any other short-term residential rental and at least 2,500 ft from a resort hotel · must be in a zoning area that allows STRs · written HOA permission if applicable · rentals less than 31 consecutive days · 3-step approval: free Conditional Use Verification (CUV) land-use review by Planning -> Code Enforcement home inspection -> business license application · 24-hour emergency contact must be posted at the property · all advertising platforms must be disclosed — confirm current eligibility and details with the City of Las Vegas Business Licensing Division)
