Austin STR Unlicensed Enforcement: What the City’s Own Memo Said (2026)

Hosts often learn about Austin short-term rental enforcement from a platform delist, a neighbor, or a notice — not from a reminder text. The City publishes the program rules and, occasionally, the staff numbers behind them. This page quotes those primary sources so you can check your own situation against what Austin actually wrote.

What the 30 April 2026 staff memo reported

As of April 1, 2026, staff identified 2,865 unlicensed addresses, resulting in 65 notices of violation, 28 citations, and 32 new STR application submissions. City of Austin staff memo, “Update on Short-term Rental Program,” 30 April 2026 — EDIMS document 472516

The same memo states that since 1 April 2025, active STR licenses increased 19.6% to 2,750 properties as of 31 March 2026, with STR-related Hotel Occupancy Tax revenue rising from $7 million in FY2024 to $11.6 million in FY2025. Those are the City’s figures on those dates — not BondPermit estimates.

Platform removal language (City program page)

Austin Development Services’ Short-Term Rentals page states that following significant changes to STR regulations, on July 1, 2026 the City of Austin began requesting removal of unlicensed properties from STR platforms, and urges operators without an active license to apply. The April memo also described a transition: delist notices for unlicensed properties would be paused for six months after a new licensing system launch, to support a smooth transition. Always re-read the City’s current page before you treat any pause language as still in force — staff guidance moves.

What this means for a host (without legal advice)

• Licensed count and unlicensed count are different ledgers. In the April memo, unlicensed addresses identified (2,865) exceeded licensed properties on the books (2,750). That is the City’s comparison, not a slogan.
• Platforms can be asked to remove listings. July 1, 2026 is the date the City’s public STR page cites for requesting removal of unlicensed properties. Confirm whether your listing displays a valid license number.
• The register does not text you. Austin’s published materials we reviewed describe applications, portals, and program pages — not an SMS expiry alert. Treat silence as normal; verify on the City systems yourself.
